Revised 'Dayton' Housing Project Scaled Down in Ridgewood

Village Planner Blais Brancheau to present his findings of a seven-month-long study on residential housing stock in the Central Business District.

The proposed project to transform the old Brogan Cadillac dealership on Broad Street into luxury apartments steps has been scaled down, the developer's attorney said. According to attorney Tom Wells, representing developer Garden Homes, the "Dayton" has seen major revisions in the number of units as well as the size of the building. The planning board will see the new look of the Dayton on Tuesday night. Village Planner Blais Brancheau will be presenting the findings of his extended study of housing stock downtown, along with the help of a traffic engineer. Well, I did walk around town just in case somebody packed and moved all our stores to Route 17. But East Ridgewood Ave is well populated with stores doing business. Yes, I saw four empty storefronts. The CBD looks healthy. Downtown Housing Developments Could Finish by 2014

A summer of 2014 construction target for two large multi-family housing projects an "optimistic" estimate, Village Planner says.

Pressed by a resident over believed lack of progress on large multi-family housing proposals in the downtown, Village Planner Blais Brancheau said bricks might be laid in spring of 2013 and finished by summer of 2014 if things go exceedingly well. Developers for a 120-unit "luxury" proposal on S. Broad St. and a 62-unit complex on Chestnut St. appealed to the planning board in 2011 to request a zone change to the Master Plan. The process funneled into a comprehensive study of housing stock and the overall approprirateness of multi-family housing downtown. Wow. I'm gobsmacked that any Ridgewood resident would want a high density, multi-family apartment complex built in their otherwise nice downtown. Let me recap: adding 172 new units could add potentially 200 to 300 new kids into the school system (if each unit averages 1 or 2 kids), create traffic snafus, overcrowding, burden your police/fire, and further screw up your bad parking situation. New Housing Development Proposed on S. Broad

"The Dayton" at the site of Brogan Cadillac would require a change to the Master Plan for approval

A developer has eyes on transforming a parking lot on South Broad Street to a "vibrant" 120-unit housing complex but will have to go through the same process that Valley is undertaking right now – changing the Ridgewood Master Plan. K&K Developers (Garden Homes), based out of Short Hills, NJ, will be requesting the village grant it a zoning change from business to residential in order to accommodate the 58-foot-tall, 42,570 square foot facility that could hold 120 units and 180 parking spaces. The project, called "The Dayton" after Samuel Dayton, will begin hearings in front of the planning board on Tuesday. I found it incredibly ironic that this article was right next to "police search for solutions after three accidents" This is going to add a lot more pedestrians and traffic right into the middle of the downtown which can barely handle the traffic as it is.   more ›
